Roof Repair Smedway's Flat Roof Repair crews are trained on TPO, EPDM, and modified bitumen systems across Lakeland, not general shingle work applied to a flat surface.
A flat roof leak rarely shows up directly above where the water actually entered — membrane systems move water laterally before it drips through.
We also test repaired seams for a proper bond before leaving, rather than assuming a visual check is enough.
Every Flat Roof Repair technician carries current Lakeland, MI licensing for commercial roofing work.
Local Lakeland dispatch minimizes business disruption with scheduling around your operating hours.
Membrane type and repair scope are itemized separately in every Flat Roof Repair estimate.
Proper membrane welding equipment prevents the seam failures common with improvised patches.
Most Lakeland flat roof issues combine two or three of these elements, which is why a full inspection matters.
TPO seam separation gets properly heat-welded, not just caulked over as a temporary fix.
EPDM punctures and seam failures are patched with compatible materials, not a mismatched quick fix.
Standing water that doesn't drain within 48 hours accelerates membrane breakdown and needs a drainage fix, not just a patch.
Modified bitumen blisters and seam issues are repaired using proper torch-down or cold-adhesive technique depending on the situation.
We clear and repair drains and scuppers as part of a full Flat Roof Repair visit.
We reseal and reflash equipment curbs as part of a thorough Flat Roof Repair inspection.
We start by discussing the issue — ponding, active leak, or visible membrane damage.
On-site assessment identifies the membrane type and the actual cause of the issue.
You receive a written estimate covering membrane repair or drainage correction before work begins.
A completed Flat Roof Repair includes a walkthrough of what was repaired and why.
